Why Moping Isn't Enough.
If you mop daily but your floors still look discolored, the problem lies beneath the surface. Grout is porous, acting like a sponge that absorbs dirt, grease, and dirty mop water. Over time, this buildup creates a breeding ground for odor-causing bacteria that standard cleaning cannot reach. OAK Services and More utilizes industrial-grade extraction to lift contaminants from the pores, restoring the original color and hygiene of your flooring.

Slip-and-Fall Prevention
In kitchens and restrooms, grease buildup in grout lines creates a hazardous, slippery film. Our deep extraction removes this grease layer, increasing the coefficient of friction and improving safety for your employees and guests.

Material-Specific Care
Not all tiles are created equal. OAK technicians are trained to identify your flooring material—Ceramic, Porcelain, Quarry, or Stone—and select the pH-balanced chemistry that cleans effectively without etching or dulling the finish.

Our Restorative Process
We combine chemistry, heat, and pressure to achieve results that manual scrubbing simply cannot match:
1. Pre-Treatment & Agitation
We apply a specialized alkaline or acidic solution (depending on the tile type) to break down heavy grease and soil, mechanically agitating the grout lines to loosen embedded debris.
2. High-Pressure Extraction
Our truck-mounted or portable units blast hot water into the grout lines while simultaneously vacuuming it up. This "rinse and recover" method removes the sludge completely, leaving no residue behind.
3. Protective Sealing
Once pristine, we apply a penetrating sealer. This invisible barrier fills the pores of the grout, preventing future staining and making daily maintenance significantly easier for your janitorial staff.
